A simpler routine

From everyday entries to a clearer month.

Set up your rentals

Add your properties, apartments, and tenants. Bring existing records with a CSV import.

Keep up as you go

Record rent and expenses, attach receipts, and save templates for recurring payments.

See the bigger picture

Review your totals and create reports to share with your partner or tax preparer.

Built around the work you actually do

The tenants, the payments,
and everything in between.

Follow rent balances, keep tenant history, find a receipt, or prepare the next report. Your records stay connected across the business.

Explore the reports

Rent balances

Know what is owed—and by whom.

See rent due, payments made during a tenant’s stay, and the remaining balance. Current and former tenants’ balances stay separate.

  • Identify tenants who owe rent, are paid up, or have paid ahead.
  • Keep outstanding balances visible after a tenant moves out.
  • Owners can change a tenant’s rent from an effective date; earlier months keep the previous rate.

Find it in Dashboard → Apartments. Set monthly rent and tenancy dates so balances have the information they need.

Tenant history & documents

A new tenant shouldn’t erase the last one.

Keep names, contact details, move-in dates, move-out dates, and leases connected to each tenancy.

  1. During the stay

Review contact information, rent history, payments, and PDF or image leases.

  2. When someone moves out

Record the end of the tenancy and retain its details, documents, and balance.

  3. When the next tenant arrives

Start a new tenancy while keeping earlier tenants available for reference.

Find it in Apartments → an apartment’s tenant and lease details.

See your cash from every angle

Start with the totals, then explore the detail behind them.

What’s included
  • Compare money received and paid with monthly charts.
  • Review income and expenses by category and rent received by apartment.
  • Switch the view between all houses, one property, and different years.

Dashboard

Find the payment. Keep the proof.

A searchable ledger with the supporting paperwork close by.

What’s included
  • Search descriptions and notes; filter by apartment, category, or follow-ups.
  • View and edit payment details, with totals for your filtered entries.
  • Attach a receipt photo or PDF, or take a picture directly on your phone.

Record

Stay on top of monthly payments

Save recurring rent and expense templates once, then manage each occurrence.

What’s included
  • See which monthly payments are waiting for confirmation.
  • Record an actual payment, skip an occurrence, or stop and resume a reminder.
  • Set optional end dates and keep month-end schedules consistent.

These are reminders, not automatic rent collection. Only confirmed payments enter your cash reports.

Record → Import & recurring

Organize the way you own

Keep property-level costs and apartment-level records together.

What’s included
  • Owners can manage houses, addresses, apartments, and monthly rents.
  • Use Whole building for shared costs that do not belong to one apartment.
  • Owners can manage categories to keep income and expenses organized.

Houses & categories

Bring your spreadsheet with you

Move existing transactions into your books without retyping every row.

What’s included
  • Owners can download a CSV template, preview rows, and validate an import.
  • Rows already imported are skipped, so importing a file twice never doubles your books. If two real payments match exactly, add a note to one so both are kept.
  • Owners can export the full ledger as CSV and download every receipt and lease.

Create matching houses, apartments, and categories first. CSV imports accept up to 1,000 rows and 1 MB per file.

Record → Import & recurring

Share the work, manage access

Give the right people access to the right business.

What’s included
  • Owners manage invitations and membership; each business keeps separate books.
  • Switch between businesses you belong to without combining their records.
  • Set up authenticator verification and review or revoke signed-in sessions.

Owner and member permissions differ. Owners can also review security activity and require multi-factor authentication.
